Most sellers think their home is ready for showings. It looks fine. But fine is exactly the problem. Buyers are walking through five or six houses a weekend, and fine doesn’t get the offer. The homes that sell are the ones that feel right the moment someone walks in.
A few years ago, you could list a home that wasn’t fully prepared and still get offers, because there was nothing else on the market. In Dallas-Fort Worth, we had under 4,000 houses available for 7.2 million people. That’s not the case anymore. Today, we have over 30,000 homes available, and more than half of the listings right now are sitting for 60 days or more without going under contract.
Buyers are far more selective when they’re comparing your home against everything else they’ve seen that weekend, and if something feels off when they walk in, they move on. The things that make the biggest difference aren’t expensive. They just take real intention. Here are three you can do right now.
1. Fix what buyers touch before they notice it. Before you worry about staging or paint colors, take care of the small things buyers physically interact with: loose doorknobs, sticky doors, dripping faucets, burned-out light bulbs, and cracked outlet covers. Buyers test things when they walk through a home. They flip switches, turn on faucets, and open cabinets.
When those small things are broken, buyers assume the big things are too. These are cheap, fast fixes, and they completely change how a home is perceived. A home that feels well-maintained gives a buyer a reason to keep looking. A home that feels neglected gives them a reason to leave.
2. Depersonalize so buyers can picture themselves there. Your home needs to feel like it could be theirs, not yours. That’s hard, because it means taking down family photos, packing away collections and personal items, and clearing the countertops. You want clean lines, open space, and a neutral presentation.
According to the National Association of Realtors 2025 Profile of Home Staging, 83% of buyers’ agents said staging makes it easier for buyers to visualize the property as their future home, 30% of sellers’ agents saw staged homes sell more quickly, and another 19% saw a significant drop in time on the market. You don’t need to hire a professional stager to get this right.

If you want to start on your own, remove anything that ties the home emotionally to you rather than to a future buyer, and clear out whatever makes a room feel cluttered or small. Think model home: clean, bright, open. That’s the target.
3. Build a 15-minute showing routine and stick to it. You might have 10, 20, maybe 30 minutes to get ready before a showing, and a deep clean every single time isn’t realistic. What you can do is run the same quick routine before every showing: make the bed, clear the counters, turn the lights on, pull the blinds open, take the trash out, get the pets out, and throw them in the car.
A lot of our clients keep a laundry bin they run through the house with, tossing any stray items in, and the bin goes in the back of the car. The best sellers treat showings like a repeatable system instead of a scramble, and that consistency is what makes a home show its best from showing number one all the way through to the one that gets the offer.
One more thing: please leave during showings. Buyers can’t relax and evaluate your home when the owner is standing in the kitchen, because they end up trying to connect with you and make you feel good about your home instead of deciding whether it actually works for them. Let their agent do the job. We know that’s hard when you want to see the reaction, but it makes a real difference.
